We have an excellent track record in lettings and a belief in building good relationships with landlords and their tenants. We will look after you and your rental property in a variety of ways, but our primary concerns will be:

  • Valuing the property to realistically reflect the rental market;
  • Achieving maximum rental income;
  • Selecting suitable tenants that pay their rent on time and look after your property

The aim of our lettings service is to always provide landlords with the same level of excellence, but our service comes in three different tiers depending on your preference, explained in brief here and then in more detail along with their associated fees.

A. Let-only service

We charge an upfront fee for our let-only service, which comes with some other options that you can opt into, but as standard includes the following:

  • Valuation and answering any questions;
  • Marketing your property on multiple platforms including our own website and providing accompanied viewings on request;
  • Finding, vetting and referencing tenants; checking references;
  • Preparation and signature of tenancy agreement;
  • Inventory and check-in (where agreed, please see full fees explanation point 4).

B. Let & rent-collection service

Our let and rent-collection service takes yet more of the strain off busy landlords, including:

  • Transfer of utilities (gas, electricity, water) to new tenant; council tax administration;
  • Rent collection and pursuance of late payment; monthly statements and year-end report;
  • Legal administration of tenancy, inclusive of Gas Safety Certificate, EICR report and the provision of an Energy Performance Certificate (EPC);
  • Notice of continuation or termination of tenancy;
  • Professional inventory;
  • Contacting utilities providers, carrying out meter readings; forwarding mail; and council tax admin on tenants’ vacation of property.

C. Full property management service

More and more landlords are opting for our full property management service to help them meet their tenants’ expectations and ensure they meet their statutory obligations as landlords. We find that this comprehensive service, which makes the most of Andrews Residential lettings experience and efficiency, works wonders to keep the tenant–landlord relationship amicable. If there’s a query or concern or something needs repair or has broken down, your tenant can rely on us to look after it on your behalf. Should our landlord need us to action something with or for their tenant, then we make immediate contact and resolve any issues as soon as possible.

This service includes all the above with the addition of:

  • Investigate reported faults, instruct contractors to provide competitive quotes and carry out work on behalf of the landlord with their permission;
  • Day-to-day management of the rental property, liaising on behalf of the landlord on all aspects of the tenancy;
  • Six-monthly inspections and follow-up report;
  • Mediation after termination of tenancy following check-out;
  • Arrangement of remedial works from tenant’s deposit;
